The Mississippi Gulf Coast has most types of waterfront property available from beachfront to beautiful properties with river and bayou access. The coast has a little of something to offer to everyone. There are many things to consider when choosing a waterfront property. Lifestyle is probably the biggest consideration of all. For example, if you have a boat or have a boat in your future then a navigable waterway with appropriate depths during low tides is a must. Depending on the size of your vessel the area in and around you dock should be assessed carefully as well.
Having a dock or bulkhead build can be expensive. Finding a home with existing berthing can be a huge plus. Ensure that the pier, dock, or bulkhead are inspected and appraised appropriately. There are not any baseline standards in dock construction as in home construction so while two docks may appear similar, there can be tens of thousands of dollars of difference in the materials used. Methods of construction vary widely as well.
Beachfront offers beautiful views of the Gulf of Mexico, as sunsets and sunrises are both viewable from many properties due to our east-west running coastline. Beachfront properties generally offer great access for people with active lifestyles such as fishing, running, kayaking, or paddle boarding. Of course a day at the beach is just a few steps away and nothing beats a romantic morning or evening walk as the sun comes up or down.
Life on one of our many rivers or bayous is just as grand. The fresh water is quite refreshing and provides all day fun the kids. Boating, kayaking, tubing, and skiing are just a few activities enjoyed by those with waterfront access. The views can be stunning on some these properties. River and some bayou properties offer deep water and protective berthing for large boats. And the fresh water is a bit easier on your boat as well.
